I have been a realtor since 1972 and I have witnessed every type of market one can imagine! This present market is one of our most unusual. Prices are great yet total sales are down. The best year in our history was 1989 with 1201 sales in West Vancouver . The worst year was 1998 with a total of 501 sales. Over the last 20 years the average year had a total of 749 sales. This year we should have about 700 sales.
Sales prices are at an all time high and yet total sales are closer to a bad year than a good year.
How is this possible? Because….. listings are at an all time low, we presently only have 276 listings in West Van. In the past 10 years the month of October usually has an average of 410 listings, down 33%.
